Who we are
Little Black Dog Construction started as a vision during 2020 by Conor Carrigan. Following the Covid-19 outbreak Conor started working with local custom home builders here in Upstate South Carolina. After 5 years as a laborer framing homes, tiling bathrooms, and building out kitchens, it was time to start building something of his own. In 2025, Little Black Dog Construction was founded as a full service turn-key residential general contractor. Most days Conor will be active on the job ensuring all aspects of the project are held to the highest standards.
What we do
LBD specializes in turnkey residential remodeling and repairs. We can handle whatever your project involves whether it’s a full house remodel, an addition or minor repairs; we will handle all aspects down to the final details. LBD was founded with a background of ground up construction, with many of the homes in the Greenville area being 100 years old and many older. We hold the expertise to restore historic to modern with high energy efficiency.

How we Do it
For most homeowners their home is their largest investment, when repairing or modifying your home it can be a costly expense. A lot of future work can be avoided by having conversations at the start of the project of what your vision is for today and tomorrow. Once a scope of work is established, LBD will present a contract and work can continue moving forward. With many established relationships with local vendors, sub-contractors, and industry experts, we will be able to provide top tier delivery on all aspects of your project. LBD can take the lead on architectural, structural, engineering, and design work. This stage will heavily depend on your participation with selections and design input, we hope to propose those questions you might not have thought about and assist you in making the best possible choices. LBD prioritizes attention to each project which is why we only accept 2 active projects at once.

Most homeowners choose to hire a general contractor because the sheer number of decisions involved in a project can easily lead to oversights. At LBD, we believe that educating our clients is essential. You’ve entrusted us with your project, and we want you to understand the purpose behind each step we take.
Every LBD project begins with a detailed walkthrough of the property. This is your opportunity to share your vision and goals for the build. During this phase, we focus on listening—gathering measurements for takeoffs, discussing budget considerations, and establishing the foundation of the project.
Once the initial scope of work is outlined, we prepare a comprehensive estimate. We will review this with you to address any omissions or remove elements that may not be necessary. After the estimate is finalized, we move forward with architectural drawings. At this stage, you may be as involved as you wish, or you can rely on myself and our partner architect for expert guidance.
With all structural details completed, the plans are submitted for permitting, and once approved, the real work begins.

Little Black Dog is a full-service, turnkey general contractor, capable of managing every aspect of a project from conception to completion. While we are equipped to handle the entire process, many clients prefer to remain involved in certain stages of their build. Whether you have a preferred architect you wish to collaborate with during design, want to make your own finish selections, or plan to take on specific portions of the work yourself, we can structure a contract tailored to your goals and expectations.

Once the proposal is submitted for permitting, we start lining up our players to hit the ground running once the permit is approved. LBD will enter into agreements with our partnered subcontractors, lock in pricing, and scheduled. Every project has its delays whether that’s material lead time or more often weather delays. But with an understanding of these challenges we will be prepared to adjust our practices to best keep the project on track. You, the owner, will be updated, weekly at a minimum, to maintain an understanding of the progress and what you can expect next. Most contracts are a mix of fixed pricing and markup, these payments are made in accordance with our contract. Payments will be made on stages of completion, known as draws.
